What documents are required to apply?
To apply, you’ll need a valid government‑issued ID, proof of income, bank statements, and any additional documents requested during the process. What are the income or credit requirements?
Our community follows standard income and credit screening through a third‑party verification service. Income must meet a minimum 2.5 time the monthly rent, and credit is evaluated based on the screening criteria provided during the application process. Once you begin your online application, the system will walk you through each step so you know exactly what’s required. Although minimum income requirements remain the same at 2.5 times the monthly rent, homes that fall under the affordable housing program have specific maximum income limits based on household size. How long does the approval process take?
Our goal is to make the application process as smooth and efficient as possible! We strive to have applications approved and leases sent within 72 hours of receiving a completed application. Affordable Housing applications may vary in processing time, as each application has its own verification and compliance requirements.

When is rent due and what payment methods are accepted?
Rent is due on the 1st of each month. We encourage residents to make electronic payments through the Bilt Rewards online portal for the quickest and easiest experience. Electronic payments allow for e‑check payments and credit/debit payments. Please note, processing fees will apply when using credit or debit cards. Although electronic payments are encouraged, certified funds in the form of cashier's checks are accepted as a form of payment, as well. Hardy Yards proudly participates in the Flex program. Once approved, this convenient option allows you to split your rent payments when needed, giving you a little extra flexibility throughout the month. Our team is available to answer any questions you may have about this program.
What lease terms do you offer?

What is required on move-in day?
Move-in day is the exciting part. We're getting you ready to hand you keys to your new home! Before receiving keys, residents will need to have all move-in funds paid, provide proof of renter's insurance and electric service and complete any remaining required documents. Once those final details are checked off, it's time to grab your keys and officially call Hardy Yards home!
Do you allow subletting or lease transfers?
We don’t allow subletting at Hardy Yards, but lease transfers may be possible with management approval after 6 months per the terms of your lease agreement. If you’re interested in transferring your lease, our team is happy to guide you through the steps and requirements to make it a smooth experience.
What is your move-out policy?
We certainly will hate to see you leave, but if you must there are important steps for your move out plans. Provide the written 60-day notice required in your lease, return all keys and access items on your move‑out date, and leave your home clean and tidy. Don’t forget to share your forwarding address or any move out correspondences. Any damages, unpaid charges, early move‑out, or staying past your date may result in extra fees, but we’re here to help make the process smooth and stress‑free.
How do I pay my rent?
Paying rent is easy! Residents can make their monthly rent payments directly through the Bilt Rewards app. It’s quick, secure, and lets you earn points just for paying rent, giving you extra perks while keeping everything simple and convenient. Although we prefer all payments be electronic, we do have an option to pay by cashier's check, as well. Hardy Yards also proudly offers the Flex program as an added convenience for our residents. Once approved, this helpful option lets you divide your rent into smaller, manageable payments, giving you extra breathing room throughout the month whenever you need it.
How do I renew my lease?
We’d LOVE to have you stay and call Hardy Yards home for another year! Renewal offers are sent 60+ days before your lease expires, giving you plenty of time to review your options and choose the lease term that fits you best. If you’re part of our Affordable Housing Program, you’ll also complete your annual recertification and provide the required documents. Don’t worry, our team will be right there to help make the renewal process as easy as possible!

Are amenities open 24/7?
Our Sky Lounge is open daily until 10 pm so you can relax and enjoy those gorgeous views. Pool is open year-round until 10 pm, but is closed on Mondays for maintenance. For late‑night productivity or remote‑work flexibility, the business center is available 24 hours. And if you love early‑morning or after‑hours workouts, you’re in luck — our amazing fitness center and yoga room are open around the clock.
Can residents reserve amenity spaces for private events?
Residents can reserve our gorgeous Sky Lounge for their private events. Impress your guests with the space, features, and amazing syline view. It will be an event they will never forget! Simply reach out to the office, and we’ll walk you through availability, guidelines, and any reservation requirements. We love helping you celebrate your special moments.
Is Wi-Fi available in common areas?

Yes, parking is available onsite! Residents enjoy access to our parking garage with permitted parking at no cost, and we also offer reserved spaces for an additional monthly fee. Visitor parking is available in designated areas of the garage only, making it easy for friends and family to stop by for a visit.

At this time, Hardy Yards does not offer EV charging stations. Our team is happy to point you toward convenient charging locations close to the community so you’re never far from a quick power‑up.

Yes! We have great pet amenities for our furry residents including a dog park, a pet‑washing station, and several convenient pet‑waste stations throughout the community. We just ask that everyone be kind and pick up after their pets so our shared spaces stay clean and enjoyable for all.
Is there a pet deposit or a pet rent?
Yes! We do have pet fees. Each pet requires a $200 refundable pet deposit, a $300 non‑refundable pet fee, and monthly pet rent of $20 per pet. Approved service animals are always welcome and do not require any deposits or pet rent.
